Management

The professional management of your property is a hugely important role for us.  The failure to properly manage a property can result in a loss of rental income and unwanted void costs for the landlord.

Failure to maintain and manage the property will also affect the performance of your investment and could result in a loss in capital value.

As part of our residential management service we will prepare the property for letting prior to marketing and a tenant moving in.  Once the property has been let we will then take care of all day-to-day issues relating to maintenance and repair and, where appropriate, we will also arrange transfer of all utility bills to the tenant.

Once a property has been let we will arrange the collection of rent and a statement will be sent to you every month with a detailed breakdown of income and expenditure.  All invoices for repairs, maintenance etc will be sent to you and copies will also be provided to your accountants and tax advisors so they can complete your annual returns. 

During the term of the tenancy we will inspect the property and report to you on any issues requiring attention.  Where necessary we will also remind the tenant of their obligations in respect of the way the property is treated.

Very importantly we will also ensure that all service charge and insurance provisions are in place, and that all matters relating to Health & Safety are put regularly monitored.  This includes arranging annual gas safety certificates which are required by law.
